Approval is based on the results of the online application. The application fee is $40.00. Everyone who will be living in the home that is over the age of 18 will need to complete an application. We will receive a credit check, background check and eviction check. In order to be approved with our standard deposit (equal to rent amount) there must be no open evictions within the last 5 years, no criminal background and credit scores must be between 540-580. If the credit score is below a 540 it is at the discretion of the property manager and approval is not guaranteed. Homes are given to the first approved applicant. In the rare instance that you cannot have your first choice, the application can be applied to a home similar in price. All of our homes are pet friendly! Pet Policy: There is a pet deposit that is $250 for one pet and $100 for each additional pet with a maximum of 3 pets. There is also pet rent each month with $25 for the first pet, and $10 for each additional pet. This is a one-time non-refundable fee due before the start of the lease or at the time of the adoption of the animal.
