The master bedroom with french doors that open to a Juliette balcony, attached 5-piece bathroom and walk-in closet can be found on the third floor. A second bedroom with an en-suite full bathroom are also located on the third floor, along with the laundry room. Both third-floor bedrooms have television mounts on the walls. The 500 sqft rooftop boasts incredible 360-degree views of Downtown Denver and is a perfect place to listen to the Rockies games and watch fireworks. Electrical hookup for a hot tub and natural gas line for a grill are also provided on the rooftop. There is no better place to enjoy a beautiful evening or entertain friends than the rooftop of this amazing townhouse. Please note: This is our family's home and we intend to move back in again someday, so it's very important to us to find a tenant who will care for the home as we have. The lease price includes monthly cleaning, quarterly air filter change, water, sewer and trash. We have an appliance warrant through Xcel energy that covers most appliances in the house; this costs $55/month and the tenant must maintain this insurance. While it was not my intention that the hot tub be included with the rental, after receiving a number of inquiries about it, I'd be willing to rent the house with the hot tub for an additional $400/month. This would include quarterly maintenance. Landlord pays the HOA which includes water, sewer and trash removal. $250 pet fee and $250 deposit due for each dog. Sorry no cats, we are highly allergic. Tenant must carry at least $300,000 in liability insurance and insure their own contents. Xcel bill includes $55/month for appliance warranties; this must be maintained by the tenant. Tenant may not modify the house, including painting, in any way without landlord's written permission. Quarterly air filter replacement included in lease. Smoking is not permitted inside, on the balcony or rooftop. No grills permitted except natural gas connected to the supply line on the second-floor balcony or rooftop.
