Requirements for Prospect Tenants: 1. The application fee is $35.00 per person over the age of 18. 2. Requirements are: no evictions, no bankruptcies, no criminal background, credit score of at least 500 and a minimum amount of collections on credit report. 3. A one year lease is required. 4. Applicants are not accepted on a first-come, first-served, basis, but on a best qualified basis. 5. We will pull a credit report on every applicant and we will contact your current and past landlords, as well as your current and past employers. 6. If you are accepted for tenancy, a payment for one month's rent and security deposit (money order or cashier's check) is due when the contract is signed. 7. Tenants pay the eclectic, gas and water bill. 8. Section 8 voucher holders are welcomed.
