The lot is flat but not exactly level making it a good camp site or for building an off-grid home. Access into Pike National Forest is north of the property 2.6 miles to Dolores DR. To the south and within sight of the property is 11 Mile Reservoir and a little southwest and in sight is Spinney Reservoir. There is no HOA, however, covenants were put in place in the early '60s, but there is no HOA to enforce them. Therefore, Park County Land Use Regulations apply. This is an off-grid property meaning there are no utilities available, however, if desired, the buyer could get a permit and drill a well for water or install a cistern and haul water in, install solar and/or put in propane for power. Being in the center of Colorado, this property is close to everything Colorado has to offer - hunting, fishing, hiking, 4-wheeling as well as downhill skiing a little over an hour away at either Monarch or Breckenridge Ski Resorts.
