Tenant shall not cause a lien to attach to the Rental Premises. No parties. No exceptions. Tenant shall keep the Rental Premises clean and tidy inside and outside. Tenant shall keep clean and properly use and maintain all appliances, fixtures, and furnishings. Tenant shall not remove smoke/carbon monoxide detector batteries for any reason, except to replace with new batteries. Tenant shall not tamper with smoke/carbon monoxide detectors. Tenant shall not dispose grease or solid non-biodegradable waste through the sink drains or toilets. Tenant shall be responsible for any damage done by wind or rain caused by leaving the windows and/or doors open. If temperatures drop below freezing (32F), the heat must be left on, set no lower than 55F. Tenant is responsible for all damage resulting from failure to comply. Tenant may not use nails, tape, glue, or adhesives on the walls to hang pictures or decorations. Use of damage-free adhesive hooks and strips is recommended. Tenant must use fabric or felt pads under furniture to minimize damage to hardwood floors. No furniture other than lawn furniture is permitted outside the building. Grills must be kept at least 10 feet from the house. Tenant is to keep all doors and windows locked upon leaving the premises. Landlord shall not be responsible for theft of any item. Tenant must keep sidewalks and parking areas clear of snow and ice. No firepits or outdoor fires are allowed. No swimming pools or any kind are allowed. Tenant must not drill, nail, screw, or attach anything to the outside of the house, on the siding, or on the roof. Tenant shall immediately notify Landlord of necessary repairs or conditions that might cause damage to the premises or person. Tenant is responsible for repairs made necessary by Tenant's negligence or improper use of the Rental Premises. Tenant shall not use or store inflammable or explosive substances in an unsafe manner.
