LOCATION: Only a 10-minute drive to Sebastopol on Guerneville Road, and in the City of Santa Rosa, this duplex with a two-car garage is located within a neighborhood of single-family homes located on a cul-de-sac across from a city creek and walking trail nearby. Remarkably because the duplex faces the creek and trees, there are no homes immediately across the street, as in no other windows and driveways peering in. The creek, cul-de-sac, walking trail and elementary school about half a mile away are some of the main features that attracted us to this property. 1150 SQUARE FEET, 2 STORY, TWO BEDROOMS & 1.5 BATHROOMS: NOTE: The kitchen sink was replaced 5 months ago with a single, deep basin Kohler stainless sink with arched commerical type faucet; updated than what is viewed in the images of the old kitchen sink. There is a gas stove. Not electric. UPDATES RENOVATION: Recently, we have updated this duplex with fresh paint throughout, installed a new Kohler stainless steel kitchen sink and high arching faucet. This is a nice size kitchen with plenty of cabinet space and a closet pantry. The dining room area leads into the living room with plentiful windows, a double french glass door off to the patio and vaulted ceiling, along with a new electric fireplace insert surrounded with a traditional fireplace mantle. We substantially renovated this duplex in 2021, installing new carpet upstairs and high-end wide plank vinyl wood flooring downstairs. At the time of renovation, we also installed a new stainless steel gas stove, range hood, dishwasher, and window blinds. We do not supply washer or dryer. But there are washer and dryer hook ups. We will re-confirm whether it is a gas or electric dryer, or both. AIR CONDITIONING: This house comes equipped with three independent air conditioning (cart style) units that are loaned with the house. There are ceiling fans in each bedroom upstairs. The heating is natural gas forced air. LANDSCAPE: The landscape at this duplex is low water, drought resistant, maintained by our landscaper and handyman about four times a year when he comes to prune and prevent weeds. This means that our resident tenants don't need to work hard on the property except to pull the weeds throughout the months as they come up. Because we are good about using a weed preventer to keep the weeds down there won't be a lot of weeds to pull. However, we do appreciate someone who wants to look after the landscape property and keep it looking nice by pulling weeds as they pop up. PATIO: This property does not have a backyard. It has an enclosed fenced cement patio that measures about 160 square feet. PETS: Pets are considered upon clearance of breed and merit of behavior, but not guaranteed. One dog under 40 pounds OR one litterbox trained, indoor ONLY cat may be considered. All pets must be spayed, nuetured and flea treated. Both a dog and a cat may be considered upon further reveiw, but not guranteed. Credit Score: Minimum credit score of 715 for each adult applicant, or we may consider one of the highest credit scores of at least 715 for ONE of the combined applicants, as long as the other lower applicants credit scores are at lease 680. Credit screening at each adult applicant's expense. This occurs by invitation during the application process. Other than your credit report, we do not charge a screening fee. IDENTIFICATION FOR EACH ADULT APPLICANT: examples include, but not limited to a copy of legal and verifiable photo ID, drivers license, government ID, including Social Security number and/or Tax Identification Number. FOR EACH ADULT APPLICANT WE NEED Positive and varifiable rental history with current and prior landlords, employers and references. Service animals are permitted, where allowed by law. Emotional support animals, otherwise known as ESA are permitted by law with a legally verifiable letter furnished to the landlord via the applicant by a qualified mental health, psychiatric or disability health professional. Non-service and non-emotional support dog or cat may be considered, but not guaranteed. For dogs, consideration is dependent upon the breed, behavioral history, as well as, of barking (noise). Excluded, but no exhaustive are these dog breeds: Staffordshire Terrier, Rottweiler, Pitbull, Doberman Pincher, Akita, Alaskan Malamute, Chow Chow, Presa Canario, Siberian Husky, and any Wolf or hybrid Wolf breeds. Dogs and cats must be spayed and neutered, with flea medication. Renters' liability insurance required for each adult applicant, or we will consider one policy for the household with all adult applicants named on the policy. No subletting of the rental property. No smoking or vaping of any kind of substance in or outside of the premises. No cultivation of marijuana indoors or outdoors. If, and only where the law allows for indoor or outdoor cultivation, legal language will be written to address as such in the rental agreement. No personal agriculture indoors or outdoors without prior written landlord consent, or lawful code of understanding in the rental agreement. No more than three cars/vehicles to the property. One motorcycle permitted. Electric powered transit devices are allowed where the law permits with an addendum for correct power source. No boats, RVs, jet skis, 5th wheels, campers, open or closed trailers, storage sheds, or storage of motorcycles or non-operational vehicles on the property, or on the street enforced by city ordinance. No musical instruments or amplifiers. Exceptions would be silent musical instrument digital interface that plugs into headphones without creating any musical instrumentation noise. Washer and Dryer are not provided.
