Comprehensive Lease Terms
1. Landlord Responsibilities:
Covers home and yard maintenance, pest control, and snow removal (if applicable).
Handles structural repairs and major appliances unless damages are caused by tenant negligence.
Mowing and general lawn maintenance expect regular watering.
2. Tenant Responsibilities:
Pays for water, gas, electricity, and security.
Responsible for maintaining the home's cleanliness and promptly reporting any damages.
No subletting allowed without prior written approval from the landlord.
Tenant responsible for lawn maintenance, including occasional mowing and watering. During summer and fall, if the water bill exceeds $60 due to lawn watering, landlord will cover the excess upon tenant's request with proof.
3. Occupancy Limits:
no more than 7 continuous occupants.
4. Payment Terms:
Monthly rent: $2,650, due on the 1st of each month.
Upfront Payment at Signing: First month's rent (prorated if start in the middle of a month), last month's rent, and a security deposit of $2,400.
Returned check fee: $35 to cover bank charges.
5. Notice for Termination/Renewal:
Either party must provide a 60-day written notice for non-renewal or early termination.
Early termination by tenant incurs a penalty of one month's rent unless a suitable replacement is found.
6. Property Use and Alterations:
Residential use only no business or commercial activities.
No unauthorized alterations (e.g., painting, remodeling) without written consent.
Quiet hours must be respected as per Durham local ordinances.
7. Insurance:
Tenant must maintain renter's insurance with a minimum liability coverage of $200,000. Proof of coverage must be provided at lease signing or not later than a week after signing. Homeowner must be listed on the policy.
8. Move-Out Policy:

Tenant is responsible for cleaning and trash removal at move-out.

Landlord may access the property with 24-48 hours' notice for repairs, inspections, or showings.
Emergency access is permitted without notice in cases like fire or flooding.

Adheres to Durham's housing laws, including:

Late Fees:
Late Payment Fee: $15 or 5% of monthly rent ($125), whichever is greater, if rent is not received within 5 days of the due date.
