    MAPLE SPRINGS: If this much land seems overwhelming, there are these revenue sources from leases: **The Two Bedroom Historic Cottage was being leased annually and then switched to AirBnB until the farm went on the market. **100 acres of pasture are annually leased to a neighboring farm (who mow & maintain 100 acs.) for grazing beef cattle & this lease covers the Culpeper County property taxes. ** A 4 stall Stable and its two 5 acre horse pastures are vacant as Sellers horses have left. The rolling fields at Maple Springs offer distant views of the Blue Ridge Mountains. The Cape Cod house, built in 1949, sits on a hill overlooking the farm. In this century, the Sellers built an addition off the back which resulted in a second Garage underneath…and added to the original basement. This architecturally designed addition became the Primary Bedroom with a Tray Ceiling, tall Marvin Windows, double walk-in closets with stacked washer/dryer, and patio doors out to a long covered porch looking over the farm. Five years later the Kitchen was gutted, enlarged, and professionally designed. New Kitchen windows led to replacing the rest of the original house windows. Last year a Slate Terrace and Pagoda were installed next to the kitchen as an "outdoors room". The Virginia and National historic registries accepted the Cottage c.1741 and its graveyard with Civil War soldiers onto their registries. At that point the present owners began a total restoration of the cottage. Two stone fireplaces were either rebuilt or restored, Heart Pine interior woodwork & flooring were replaced or rejuvenated and "1741" was found cut into the underside of the Lintel stone in the fireplace. AirBnB guests love it for its lovely “heart pine” wooden interior and peaceful surroundings. A four stall Morton Stable was built in 1995 with a wash stall and tack room, all the fencing replaced, a dog kennel built, and a cattle shed converted with a head gate and chute to work on cattle. Twenty years later, the cattle were sold and grazing rights leased to a good neighbor who also mows twice a growing season. Ten acres in two pastures are left for the owner's horses. That neighbor will give up, or moderate, his grazing rights at a new owner's request. Three Creeks meander thru, or originate from springs on Maple Springs. They are fenced so that horses & cattle do not pollute water flowing into the Rappahannock River & The Chesapeake Bay Watershed. Maple Springs is under easement with the Virginia Outdoors Foundation. This gives the land a permanent Agricultural Land Use designation that reduces the land taxes. There is one Division Right ; and that parcel must be at least 50 acres. The neighborhood has many grazing farms larger than Maple Springs and most are in some sort of easement or land use program. The Cottage's Standing Seam roof resulted in converting the main house 's Asphalt roof to a Standing Seam! [Recorded Land Deeds total 113.60acs. and Culpeper County Taxes total 111.74acs.]
