UTILITIES: Tenant agrees to transfer all utility accounts (including water, electricity, gas, and waste management) into their name within ten (10) days of the Lease commencement date. 3. OCCUPANCY & SMOKING POLICY: The premises shall be occupied solely by the individuals listed on this Lease Agreement. Smoking of any kind is strictly prohibited inside the residence, including but not limited to tobacco, marijuana, or electronic cigarettes (vaping), is strictly prohibited inside the home. Any violation of this policy shall result in an immediate fine of $250.00 per occurrence. Additionally, the Tenant shall be responsible for all costs associated with professional cleaning, ozone treatments, and repainting required to restore the premises to a smoke-free condition. 4. PARKING: Tenant and guests shall utilize only the designated driveway and garage for vehicle parking. Street parking is strictly prohibited. The property provides capacity for approximately 4 to 6 vehicles depending on size. 5. MAINTENANCE & ALTERATIONS: Tenant shall maintain the premises in a clean, safe, and sanitary condition. Any maintenance issues or damages must be reported to the Landlord promptly. No structural changes, painting, or permanent installations may be made without the Landlord's prior written consent. 6. PET POLICY: A maximum of two (2) pets (domestic cats or dogs only) are permitted, provided each pet does not exceed twenty-five (25) pounds at full maturity. Pet Fee: Tenant shall pay a one-time, non-refundable pet fee of $150.00 per pet upon signing. Pet Rent: Monthly rent shall be increased by $30.00 per pet ($60.00 total for two small to medium pets) or for large dogs a $45 monthly fee. Move-Out Requirement: Upon termination of the Lease, Tenant agrees to have all floors and carpets professionally cleaned and deodorized by a licensed company and must submit a paid receipt to the Landlord. UNAUTHORIZED PETS: If a pet is found on the premises that has not been registered with the Landlord and approved in writing, the Tenant shall be subject to an immediate unauthorized pet fine of $150.00. In addition to this fine, the Tenant must immediately pay the standard $150.00 non-refundable pet fee and begin paying the $30.00 monthly pet rent for said pet. The discovery of an unauthorized pet may also be considered a material breach of this Lease Agreement and may result in the termination of the tenancy. 7. RIGHT OF ENTRY: In accordance with North Carolina law, the Landlord reserves the right to enter the premises for inspections, repairs, or showings. Except in emergencies, the Landlord will provide reasonable notice (typically 24 hours) prior to entry.
