This is a house that was built in 1949 in South Miami, and was moved here in 1981. Built from CBS and Dade County pine for the studs and in the roof trusses and wood in the roof (one huge 8 x 12 runs the length of the house in the attic!) that are hard as rock, it stood up to the direct hit from Hurricane Andrew with no exterior or roof damage. Since we were without shutters, we did lose the glass in the windows and in the sliding glass doors from the dining area and the back bedroom. The roof was newly installed 3 years ago with the best 30 year shingles. The entire house is built up 3 feet, so there are nice brick stairs at the front and side entrance and wide circular wooden stairs off the back of the large deck, newly rebuilt and stained. NO flood waters will ever reach into the house. The lower area (also built up, never flooded, as it is next to a built up dog yard) is a closed in garage, served by the Central Air unit, with a laundry area which could be closed off, and 4 chain link kennels with guillotine doors to an outside safely fenced interior gravel yard, far from the road. These kennels are easily removed and that area could be easily remodeled as a family or game room, or a great workshop. The barn is very sturdily built (survived Andrew but has been fortified since then) on a 32 x 40 slab and has a large feed and tack room, an open under roof area to store equipment, and 3 large stalls with 4 foot front doors. The roof was redone with good shingles 3 years ago. The back doors are dutch (which lead to large individual paddocks) , so the barn can be closed up on the north back side in wet or cold weather. There is a separate foaling or 'loafing' stall, 12x16, with its own large paddock, separated from the barn and a small 8x8 insulated room (two windows) with electricity and lighting suitable for a storage or horse tack area with a stepping stone patio. We had a chain link area on the stepping stones and if someone wanted to add that again, it does make a great dog house/kennel. There is a separate electrical panel box in the barn, which also supplies electric to an RV parking/plug in area. The property's tool shed is a heavily reinforced and sturdy 12x20 wooden structure, well lit and roomy, filled with tools at the moment. Beside that there is a completely INSULATED, with overhead lighting and two windows, 12 x 20 aluminum shed (my leather goods NEVER got a spot of mold in this shed!), built inside in with shelving tied in all around for strength (an expert put the inside of this shed together!) There is an electric pump with its own panel box on a separate large slab that could easily be roofed over or closed in, for the grove area which was originally dug out from the coral rock base 3 ' wide and 3 ' deep in checkerboard style so each tree was planted in an X, and all the piping is underground for the tall sprinklers in the sprinkler system. This has Carambola trees in most spots, but could be easily be used as an income producing grove for any type of fruit, or the entire back 3 acres used as a plant nursery. The entire five acres, except for the back horse area, is fenced and cross-fenced with 5 foot chain link, with 3 big rolling gates. The front yard is lushly landscaped with ferns and flowering trees, a huge stag horn fern, and is completely shaded with huge black olive trees (look up, there are orchids!) , and the in and out driveway is paved. The house has the original 1949 Oak floor which could be redone or a floating wood plank floor easily installed. The baths are completely tiled with a tub in the second bath. There is a large master bedroom with a walk in closet and the other two are of good size. One has a closet in place, the other was being used as an office so the closet was removed.. easily replaceable. The kitchen has real wood cabinets and a large surrounding counter. There is not a dedicated dining room but the counter is cozy and big enough for four or five people.
