Tenant Use and Responsibilities *Tenant shall place and maintain all utilities in Tenant's name, including electric, water, and trash services. Only one family may occupy the home. Subleasing or renting is strictly prohibited. Guests may stay no more than three (3) days in a calendar month. No excessive or unnecessary noise, including loud music, engine revving, or parties. Smoking, vaping, or drug use of any kind is strictly prohibited anywhere on the property. No smoking/vaping/drug paraphernalia or waste may be stored or discarded on the Premises. Yard must be regularly mowed and kept clean. No unlicensed or inoperable vehicles allowed. No campers, trailers, wagons, carts, or similar items permitted. No vehicles may be parked on the street. Operation, storage, or maintenance of heavy machinery or industrial equipment is strictly prohibited. Parents are responsible for their children and their conduct. BB guns, dirt bikes, four-wheelers, go-carts, or similar vehicles are prohibited. Tenant is responsible for actions of all guests. No animals or pets allowed inside or outside, with no exceptions of any kind. Garbage containers must be removed from the street within 24 hours after pickup. Tenant is responsible for installing and maintaining smoke detectors and replacing air filters. If a sump pump and dehumidifier are present, they must remain operating.
