A comprehensive reusable tenant screening report will not be accepted for the purposes of evaluating and applicant(s) history. First month rent, security deposit and a $225.00 document fee are due at the time of move in, deposit is equal to the rent*. The second months' rent is prorated should you take possession after the 1st of the month. GENERAL CRITERIA FOR ACCEPTANCE AS TENANTS(S): 1. Rental History: Your current and/or prior landlords will be contacted to check payment history, balance owing, care of property and any contract violations. 2. Income: It is required that prospective tenants earn at least three times the amount of monthly rent. (For applicants through Section 8 and similar housing programs, you must earn two times the rent). This can be combined income between two adults and is income before any deductions. Your most current pay statement and/or other written verification of income is required with your application. 3. Public Records: Court records will be evaluated for charges, convictions, warrants, judgments, and evictions. 4. Credit History: We will look at your credit balance, collections, and overall history of paying debt. If a co-signer is needed/wanted they will need to complete an application, provide documentation and make a minimum of four times the amount of rent plus own a home in Snohomish Count and pre-approved surrounding areas. THERE IS NO GUARANTEE THAT WE CAN RENT TO YOU UNTIL YOUR APPLICATION IS PROCESSED AND COMPLETED BY THE SCREENING COMPANY. *If an additional deposit amount is required for approval, the initial deposit is due at move in, three consecutive months of payments can be made on the balance. Tenant is responsible for all utilities, pet policy is for small dogs and cats under 20lbs. on a case by case basis.
