    What's special

    Furnace and Air Source Heat Pump (installed 2009), make this home VERY efficient to run. Call the utilities if you want to know the monthly averages. The heat pump unit is hooked up to a special program with the electric company where June – September it receives ½ on the power it uses. The heat pump also provides heat most of the year, and does it cheaper than through burning natural gas. Its efficiency goes away once the temperature drops below 20°, which is when the efficient furnace kicks in. The system is also paired with a whole house humidifier, along with new spray foam insulation makes this home efficient and cozy in the winter. Water softener replaced 2007 Washer and dryer new as of 2007 (high-end high-capacity GE Profile series). Kitchen was remodeled winter 2011/2012 (old kitchen torn down to the studs). All new subfloor was installed, all the walls had new batt insulation installed and spray foam in the rim joists and kitchen ceiling, wiring was all brought up to current code in the kitchen then new semi-custom cabinets, granite counter-top, and solid wood flooring where installed. A Reverse Osmosis water purification system was installed under the sink. Finished basement with fully functional wet-bar, great for parties. Downstairs bathroom renovated 2012 (old bath torn down to the studs), special attention was paid to insulating outside walls with foam for efficiency and inner walls with batt insulation for noise. Great lengths taken to ensure the bathroom is watertight, gorgeous tiled floors & shower, high-end fixtures and quiet Panasonic fan was installed Upstairs bath renovated 2013 – same details as downstairs bath. Upstairs windows and sliding glass door in family room replaced in 2007, rest of the windows replaced in the last 18 months. All the new windows are Anderson, except by the kitchen sink, only Marvin produced the window in that dimensions with the type of opening we wanted. The smaller egress windows in the utility room and bar were also replaced with the large glass block type of window. Exceptions: the window by the egress window downstairs was not replaced since it seems like it’s still in good condition, and the garage windows. Cedar privacy fenced backyard. Neighborhood Description Fantastic neighborhood with large mature trees, neighborhood traffic only, off-the-beaten path, safe for kids and pets. Large maintained park nearby. Located in Credit River Township (lower property taxes), and less government. This is a fantastic neighborhood with lots of families and children. Feel free to talk to any of the neighbors outside, and look at the neighborhood pride. Everybody watches out for each other, and the neighborhood is very active in the National Night Out program.
