    What's special

This 1927 stone center hall Colonial was constructed for Dr. J. Frederick Herbert Jr, a prominent ophthalmologist affiliated with Abington Hospital on the grounds of his father’s estate called Pen-Mar that is next door. It offers an elegant & refined aesthetic. There are 3 guest parking spaces at the front entry, a 2-car garage in the rear and additional parking in the driveway. A slate patio along the front of the home provides a perfect spot to welcome guests, while another large patio along the rear of the home is the perfect spot for al-fresco dining during the warmer weather. Enter into the center hall, and the traditional floor plan provides graciously scaled rooms for entertaining. Along the western side, the formal living room is an identical size to the dining room. Both of these rooms have amazing Batchelder tile fireplace surrounds and mantels. The current owners created a large cased opening in the living room to nearly double its size by incorporating the former study, now used as a great music room. There are built-in benches in the bay windows of both the living and dining rooms overlooking the front yard. The dining room has a large china closet. Off of the living room is a heated sunporch with the third wood burning fireplace and access to both the front and rear yards. Back into the entry hall, one has access to the grand staircase and a door to the rear patio. Off the side of the main hall, the powder room is discretely tucked into the hall that leads towards the kitchen. The coat closet, two pantry closets and the laundry are located in this area before entering the kitchen. Once three distinct and separate spaces, the large kitchen now houses an abundance of cabinetry, a central island that can accommodate 3 bar stools, a peninsula that can accommodate another 3 bar stools and a huge breakfast room with built-in shelving. The rear door to the driveway & garage provides easy access for daily routines. Ascend the main staircase, there is a large landing with a wall of windows overlooking the rear yard, then up to another gracious landing that provides access to the four bedrooms located in each corner of the second floor. The two front bedrooms are of equal size that are connected through a shared closet over the front door. Each of these bedrooms have a secondary closet as well. There are two full baths that are shared amongst the four bedrooms. One has a large stall shower while the other has a tub/shower combination. The third bedroom occupies the space over the music room below while the fourth bedroom is located over the kitchen. This room is set-up as a home office with a wall of built-in bookshelves and access to a 2nd floor roof deck. There is a large walk-in closet between this bedroom and the bathroom. Access to the finished third floor is tucked off the 2nd floor landing. The entire third floor is one wide open space with built-in cabinetry and access to the roof eaves for additional storage. While this space is not currently heated, it is air conditioned with one of the two central A/C systems for the 3rd and 2nd floors. There are three distinct finished areas in the basement (about half of the total space) with additional areas for storage. The second A/C unit is located here that services the entire first floor. Situated on a level & sunny 0.56 acre lot, there is ample room for any of your outdoor activities. The house is located just a few blocks from the Elkins Park SEPTA station as well as the shops & restaurants that surround the station. Just up Old York Road, you have quick access to all of the shops & restaurants in downtown Jenkintown, along with a Trader Joe’s and Whole Foods.
