Rental Term of Lease The minimum lease agreement is for 6 months where it will be come month-to-month. If the lessee chooses a longer lease agreement of 9 or 12 months, a discount will be given on monthly rent due. Number of Tenants The maximum number of tenants of the property is 2 adults. There is no limitation on children. Subletting Subletting is expressly prohibited. Utilities The owner will pay for water, sewage, propane, internet, and trash. The renter will pay for electric. In the event of damage to the water or sewage, the renter will be liable. Payment and ownership of the internet service is negotiable if there are privacy concerns. Pets Cats are allowed. No dogs are allowed unfortunately as the ground can become muddy and the carpets ruined by the red clay of the mountain land. House Rules No smoking tobacco or drugs on the property. No large parties. Security Deposit Last month's rent and a security deposit of 1 month is required at signing.
