The back garden is nicely secluded with fences and shrubs shielding surrounding roads and houses and is filled with birds, bees and butterflies, feeding on a variety of native perennial flowers in a low-maintenance setting. The front porch is set back from the street and provides an ideal perch from which to sip wine, tea or coffee with friends, eat local bakery delicacies (there are many to choose from!) and watch the world stroll by on this quiet, one-way, neighborhood street. There is nearby on street parking and the home is located very close to local bespoke shops, and has an easy 5-10 minute walk to get to the 2 local train lines to center city where you can visit all the cultural delights downtown Philly has to offer. This home comes furnished with a 3-seat sofa, armchairs, dining room table+6 chairs, 2 queen beds, a queen sleeper sofa (with very comfy 4-in. memory mattress), extra armchairs and tables. Owner pays all utilities (gas, electric, water/sewer, internet) and will be reimbursed AT COST by renter, monthly (which avoids unnecessary set-up costs for renter and landlord, saving us both time and money). This utility payment is additional to the rent. Minimum rental period is through March 2025. Lease will revert to month-to-month with 2 months notice from April 2025 through September 2025 inclusive. Any lease extension beyond this can be negotiated by mutual consent. Cats are the only pets allowed. $500 pet deposit required for each cat with a $50 extra rental fee for each one. 3 cats max, 2 or less ideal. No smoking on the premises. Renter is responsible for Fall HVAC maintenance checkup (usually ~$100 each) during their lease period. Renter is responsible for weed whacking the small grass path in back garden and clipping privet hedge in front garden every 2 weeks between April 15th and October 15th if this occurs during their tenure. If the renter doesn't want this responsibility, it can be outsourced at cost which the renter will pay for. Renter replaces any non-working light bulbs with LEDs and/or smoke detector batteries. Renter may use their own streaming services with the free house internet service provided. They can also arrange for their own cable TV service at their own cost, if so desired. Roku device/hardware is provided, but not the account itself.
