-The Tenant will pay the Rent on or before the Third (3th) of each month of each and every month of the term of this Lease to the Landlord. -The Tenant will be charged an additional amount of $50.00 per infraction, for any Rent that is received after the greater of 2 days after the due date and any mandatory grace period required under the Act, if any. -The Tenant is responsible for the payment of all utilities in relation to the Property. -The Tenant will be charged an additional amount of $50.00 for each N.S.F. check or checks returned by the Tenant's financial institution. -If Tenant wants to terminate lease before the expiration date the early break lease penalty will be equal 2 monthly rents. Notice must be sent 30 days in advance. -The Tenant will, at its sole expense, keep and maintain the Property and appurtenances in good and sanitary condition and repair during the term of this Lease and any renewal of this Lease. -Landlords agree that family or guests visiting the premises are allowed to smoke outside the residence in the backyard patio area. The Landlord will provide receipts and deduct all fees from the security deposit for any provable damages to the property caused by smoking, including but not limited to stains, burns or removal of debris. -No animals are allowed to be kept in or about the Property. -Free parking at the property. -$50.00 Application Fee
