The Georgetown (45 minutes from Denver & skiing) rental market is tight - the building has been 100% occupied since completed in early 2018. Clear Creek County commissioned a Housing Needs Assessment in 2018 which said "The vacancy rate for rental units in Clear Creek County is effectively zero". 1399 Griffith was mentioned on multiple occasions in the document as this is the first new apartment to be built in Georgetown in many years. Rents may be low given the high demand for housing. All living areas within the apartments are low maintenance, hard surface vinyl plank with the exception of the carpeted bedrooms. The exterior is factory color infused Hardieplank concrete siding. Each unit is separately metered (separate units down the road and sell as condos?) and has it's own washer / dryer hook-up. 8 storage spaces were recently added (tenants pay $25 a month for this storage). The building was built with long term maintenance in mind. High demand and low maintenance - a rare find!
