    13760 Swan Creek Road There is a total of 10.18+/- acres. Includes: House: about 1450 sq. feet. 3 bedrooms, 1 bath. The following has been done: Gutted to the studs. Any remodeler knows this costs thousands of dollars in labor and disposal costs! Replaced almost all the windows on first and second floors. Dug around entire basement and repaired or replaced many blocks and tuck pointed many of the joints. Then applied a high quality plastic basement wrap and then 2 inches of insulation board! Put new 4 inch drain tile around entire basement and added a second drain to the sump pump crock. Replaced all basement windows. House has potential for easy addition of about 500 square feet without changing footing. However, if it were my project. I would add an 800 square foot walk-out basement and at least one story above that giving this home about 3200 square feet of space! Home needs all wiring, electrical and septic. Roof shingles need to be removed and have 4x8 plywood put over the deck and then have new roofing material put on. If the land is split off, then the current well will most likely go to the 2-acre split, in which case the house would need a well. The garage needs rafters removed and replaced. The cement floor and the walls are ok. So that might be the best option. The Pond is a beautiful addition to this property. A second pond could easily be added to the front of either or both properties! 2 acres can be split to include: driveway, well, septic, electric. 3 bedroom manufactured home that is gutted. This manufactured home could be removed to have a beautiful stick-built home or modular home put in its place or moved somewhere else on the 2-acre plot. If someone buys the entire property. Then the manufactured home could be made into a workshop or a business office, complete with its own bathroom, electric & septic. Or, fix it and rent it out at 700 per month! Another option: remove manufactured home: build your dream home looking out at the beautiful pond. Then remodel farmhouse with current footprint and rent at $1,100 per month as an income property!
