Signing accepts the tenant into full understanding and responsibility for the items also listed in this document along with the Official Lease Agreement. 1. ____ I understand the lease term to be for one year JULY 1, 2026 - JULY 1, 2027 with a monthly rental amount to be $2,300 according to terms in the Lease and paid by the 1st of the month. With a $75.00 late fee added if not paid by the 1st of month. All deposits, fees and rent payments to be paid through Zillow online. 2. ____I understand that this property is a Non-smoking unit,only approved pet(small pets) allowed, and not a residence suitable for Airbnb/party-type activity. 3. ____I understand that I am responsible for any damages not consistent with media captured prior to move-in and I accept the property in the condition seen at final Walk-Through and have documented outliers in the Rental Inspection Checklist. I have opted for the $1500 refundable deposit option, prorated if any damages or fully returned if property in like condition as first day of rental. 4. ____I have received a printed copy of and agree to follow all rules and regulations. 5. ____I understand and am aware of my need to set-up and pay for the electricity, gas, water, security, internet and other Tenant responsibilities as listed in Original Lease. HVAC filters to be provided and need to be changed by Tenant first of every quarter. 6. ____ I understand that the property manager, with my consent, will contact me to schedule required biannual Pest control &maintenance service and shall be present with outside maintenance staff when they enter dwelling. I understand I am able to be present during these visits or may opt out of being present. I understand the property will have received Fall service in November / Dec 2026 and every 6 months thereafter. 7. ____ This property is my dwelling and responsibility, and no entry from Property Manager or Owner will take place without my express consent, unless in the event of life emergency or eviction and with property authorities. 8. ____ In accordance with non-entry by Owner without consent, I hereby fully understand it is my responsibility to notify Manager of any signs of leaks, mold, damages I've caused and pests in a timely manner and per Original Lease agreement. 9. ____ I am required to purchase my own rental property insurance for my belongings. The owner assumes no responsibility or cost of reimbursement due to any injury that should incur from the use of stove/microwave/any heat device, stairs, entering or exit of any room/tub/space in the dwelling and any other means of my personal lack of having reasonable safe and conscious actions within the dwelling or outside of. 10. ____ At the conclusion of my residence at 13172 willitoft rd. , I understand it is required to give a 60-day written notice, either mail or Zillow to notify Landlord of plans.
