This property offers a ton of opportunity. This listing is made up of two properties that are intersected by Beech Hills Rd, splitting these two properties into northern and southern tracts. The northern tract is 84+- acres and has several trails already created leading back to established food plots that will be planted in oats for this upcoming season. A drainage running E/W intersects this tract with the back half comprising mostly of a heavily wooded plateau dropping off into a creek drainage to the east and south. Several surrounding Ag fields provide ample food sources for the deer and turkey populations while also providing great edge habitat the deer typically use for travel routes. The southern tract has a great access road on the eastern side of the property. This is a shared road with a neighbor and is currently only being used by their forester for timber stand improvement projects. The eastern and southern 2/3 of this tract is mainly comprised of a series of ridges and drainages that drop down into a flat creek bottom towards the NW side of the property. Game trails can be found at just about every ridge crossing with lots of turkey sign identified throughout the creek bottom. While this southern tract doesn't have any established food plots, there are several flat ridge top areas that would be ideal locations and could be created with minimal work. Most of the neighbors in this area are not hunters, with many of them managing their properties specifically for timber value. While these properties have been logged, there are still plenty of mast producing trees standing throughout, mostly along the edge of the drainages. Most of the heavy lifting has already been done on these properties, with the previous owners spending quite a bit of money creating the trail systems and food plots.
