Property Description: Property includes 1-acre lot excluding the small outbuilding at the back of the property (209 Abernathy St.). Rules and Regulations: No smoking, no more than two pets, No addition inhabitants without the approval of the landlord. Maintenance and Repairs: Easily repairable items (i.e. changing lightbulbs, drain cleaner, etc.) may be fixed by the tenant and the cost will be subtracted from months' rent if documentation of purchase is provided and approved. Major damage must be reported immediately (water damage, structural damage, etc.). Appliances: Refrigerators, freezer, washer, and dryer are included upon signing, but will not be fixed or replaced. New appliances will be the renter's responsibility, and the renter will assume ownership of purchases appliances upon termination of the lease. Subletting any part of the property is not permitted. Disclosures: Lead-based paint may be present as this house was constructed in 1965. Special Events: Landlord reserves the right to rent and use the entirety of the property, excluding the main house, for the annual Moon Pie Festival (3rd weekend of June) and the Craft Fair (3rd weekend (Wednesday-Monday) of October) each year. Landlord may use utilities, such as water and electricity, that will be compensated (as payment or reduction in rent) at the end of that corresponding month.
