Refrigerator will remain in home for tenants convenience. Tenant Application Guidelines Applications are processed in the order they are received on business days. Rental application processing usually takes 2-3 business days. Applications are selected based on best qualified, not first come, first serve basis. Property must be viewed by applicant, family member, or agent representing applicant prior to processing application. Applicant must complete an Online Application accompanied by a processing fee of $65. All other occupants over the age of 18 must submit a completed application form and submit a $65 processing fee to complete a background check. In addition, copy of valid photo ID, copy of last 2 pay stub/leave and earnings statement/proof of income etc. must be emailed to landlord after an application has been submitted for review. Or can be attached to application. Applications will not be processed without all necessary completed paperwork or paid application fee. Signed copy of these guidelines must accompany each application form. Credit Requirements & Income Requirements Applicants must have a minimum of three times the monthly rent in gross monthly income which is verifiable from an unbiased source. Legally married couples may combine income. Roommates must qualify separately Minimum of 600 Credit score. Proof of income from each applicant must be verified by providing the two most recent months' worth of earning statements/pay stubs. Applicants must show at least six months of employment history with the same company in the San Antonio or surrounding areas. Relocations or transfers within a company to the San Antonio, or surrounding areas, must provide correspondence showing an accepted job offer. All employment must be a permanent (non-temporary) position. Self-employed applicants must submit a CPA prepared financial statement or most recent year's tax return and two most recent months' bank deposit statements. Applicants who have an active mortgage must provide sufficient proof of income to cover three times the rent plus the mortgage. If mortgaged property is currently leased, you must provide a copy of the lease as proof of income. If mortgaged property is being sold, you must provide property sales contract documentation. Active Duty Military must provide a copy of current orders and a current LES. In order for Alimony or Child Support to be considered income, you must provide proof of court order and a proven history of consistently receiving payments. Rental Verification and Rental History All applicants must provide verifiable residence history for the last two years minimum, regardless of if you rent or own. You must provide the residence address, name of landlord, landlord phone number and landlord email. You must also provide accurate dates of tenancy. We accept base housing as rental history. Home ownership will be verified from your current credit report. Rental history must be verified from an unbiased source, cannot be from friends or family members. Applicants that owe a prior or current landlord money will automatically be denied. A history of late payments and/or NSF payments will result in denial. Having an outstanding debt or a broken lease with any property management company/landlord or having a judgement against you from a previous property management company/landlord will result in denial of your application Criminal Background Check All persons over the age of 18 will be subject to a criminal background check. We do not rent to convicted sex offenders or anyone required to register as a sex offender. Criminal backgrounds involving violent crimes, prostitution, domestic violence and/or property crimes will automatically be declined. The Texas Department of Public Safety maintains a database that the public may search, at no cost, to determine if registered sex offenders are located in certain areas. For information concerning past criminal activity in certain areas, contact the local police department. Renters Insurance Tenant Liability Insurance is required for all leases and lease renewals. Tenant must provide proof of required Liability Insurance Coverage at a minimum of $100,000 Limit of Liability to cover tenant's liability for damage to landlord's property for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or sum, and water damage. Elizabeth and Rudy Elizondo must be listed as the additionally interested party. Additional Requirements Must have a valid social security number. Must have a valid photo I.D. Must maintain renter's insurance through the entire duration of occupancy. No smoking allowed in the home. Upon Application Approval Lease must be signed within 24 hours of approval. Security deposit equal to one month's rent, cleaning fee of $300 and if applicable, pet fee(s) must be submitted via certified check or payment portal with 24 hours of notice of approval. Lease must start within fourteen days of approval. Rental Criteria for Pets Pet approval is at the sole discretion of the owner of the property. NO more than two (2) mammal pets weighing 25lb or less per household. A picture of each animal and pet vaccination records are required with your application. NO aggressive dogs, mixed aggressive-breed dogs, or dogs with a bite history are allowed. Especially if they are fully or partially any of the following breeds: Akitas, Alaskan Malamutes, Chows, Doberman Pinschers, German Shepards, Great Danes, Pit Bulls, Staffordshire Terriers, Presa Canarios, Rottweilers, Siberian Huskies, or Wolf-hybrids. Ferrets, reptiles and rodents are not permitted Tenants will be evicted for misrepresenting the breed of their dog, or for the possession of poisonous, dangerous, or illegal pets, or endangered species. A $300 non-refundable pet fee is required, per pet. We require applicants to provide an ADA Certificate for Service Animals, and a local doctor's prescription for Emotional Support Animals. Visiting pets are never allowed on a property. Other Reasons For Possible Denial Not Limited To The Following: Late payments on credit history in the last twelve months Bankruptcy in the prior twelve months. Failure to give proper notice when vacating a property. If previous landlord(s) would be unwilling to rent to you again. If an eviction has occurred within the past six years. If you have received a current 3 day notice to vacate. If you have a negative history of NSF checks or NSF ACH Transactions within the last 12 month period. If you have ever violated the terms of a rental agreement or lease Completed applications are processed in the order they are received and will not be processed without all necessary paperwork, funds and/or documentation. If we are unable to verify your information within 72 hours or three (3) business days or if you falsify any information on the application, your application will be denied. If misrepresentations are found after the lease agreement is signed, the lease agreement may be terminated.
