    The reasons for the higher asking price relative to prior sales are multifold. Unit 4H Riverview Ave, which does not have a river view, sold for $620K. 11H is arguably the most prime spot in all of Cotuit Bay Condos. We are on the bend of the river, which affords views both upstream and downstream. The view directly across the river is Town of Barnstable Santuit River conservation land. Since this is a tidal river on conservation land, the experience is that of living in a bird sanctuary. There are spectacular views from all three floors, including from the balcony of the master suite, the living and dining rooms on the main floor and the guest room, lower level and patio. The patio is the nicest in the complex ~ 18 sq ft and created by a local stone mason with an adjacent perennial garden. Because it is an end unit and the building is set back, there is an abundance of privacy. Finally, the lower level was renovated to be luxurious with bathroom, bar, guest room and home theater.
