    $45,500 for 34 acres. There are 2 parcels that will be sold as one, 1070 and 1080 Crosby road. It Is A Prime Hunting Location. It is a nature filled, semi-isolated and peaceful 34 acres, frequented by all sorts of woodland critters and is excellent for hunting or nature watching. The eastern portion of the property is classified wetlands but will be dry forest floor habitat most of the year and is full of mature oak and maple . This property is surrounded by forest and fields classified as wetlands, not swampy but grassy and forested. No one will be building nearby. On the western end of the property is a 4 acre field that is not classified wetlands. The field measures approximately 800'x400', suitable for a barn or camp. There is a creek/state drainage ditch that flows from north to south through the center of the property which helps to keep things dry most of the year. The trees growing on the wetland portion of the property could be cut and used for lumber to build on site or for agricultural purposes or can be utilized to heat your home at another location, according to DEC regulations. But, in my humble opinion, the greatest value of this property is in its resemblance to a nature preserve and its park-like atmosphere. I've always enjoyed taking a nature walk there and throughout the hundreds of acres of adjacent forest that has virtually been untouched for decades. FYI the google maps street view attached to this posting showing a paved driveway is inaccurate.
