Repairs and Damages Tenant shall not withhold rent for repairs unless required by law. Any damages caused by Tenant negligence will be repaired at Tenant's expense. 9. Insurance Tenant will obtain renter's insurance. Landlord is not responsible for loss or damage to Tenant's belongings. 10. Default and Termination Nonpayment of rent, violation of lease terms, or unlawful behavior may result in termination of this Agreement in accordance with state law. 11. Move-Out Tenant must return Premises in the same condition as received, less normal wear and tear, and remove all personal belongings. All keys, remotes, and access devices must be returned. 12. Legal Compliance Both parties shall comply with all local, state, and federal laws, ordinances, and regulations.
