Lease Term This lease agreement may be structured as either: a) Long-Term Lease: A 12-month term, beginning on the move-in date specified in the contract and ending twelve (12) months thereafter. Long-term leases may be furnished or unfurnished, as agreed in writing prior to move-in. b) Short-Term Lease: Short-term leases may be considered for a minimum term of thirty (30) days. All short-term leases must be fully furnished. Lease length, pricing, and terms for short-term stays must be agreed to in writing prior to occupancy. 2. Monthly Rent The tenant agrees to pay a monthly rent of $1,550 USD, due on the 1st day of each month. Rent paid after the 3rd day of the month may be subject to late fees as permitted under Florida law. (Short-term lease pricing may vary and will be defined in a separate agreement.) 3. Move-In Requirements Before taking possession of the unit, the tenant must provide: First month's rent: $1,550 Last month's rent: $1,550 Security deposit: $800 Total move-in amount: $3,900 (Move-in amounts for short-term leases may differ and will be outlined separately.) 4. Utilities Included The following utilities and services are included in the monthly rent: Electricity Water Trash Internet / Wi-Fi No compensation will be given for temporary service interruptions outside the landlord's control. 5. Furnishings For Furnished Units: When leased as a furnished unit, the property includes: Queen-size bed Desk/workstation Eating/dining table Mini-fridge Microwave Two-burner cooktop Air conditioning The tenant agrees to maintain all furnishings in good condition and report any damage promptly. For Unfurnished Long-Term Units: If leased unfurnished, no furnishings or appliances beyond standard fixtures will be provided unless otherwise agreed in writing. 6. Property Policies No pets allowed No smoking in the unit Maximum occupancy: 1 person Subleasing or short-term rentals (Airbnb, Vrbo, etc.) are prohibited without written permission from the landlord 7. Maintenance Responsibilities The tenant must keep the unit clean, sanitary, and in good condition. The landlord is responsible for structural, plumbing, electrical, and major repairs unless damage is caused by tenant misuse or negligence. 8. Security Deposit A $800 security deposit will be held and may be applied toward damages, unpaid rent, or lease violations. The deposit will be returned within the time period required by Florida law, minus any lawful deductions. 9. Lease Termination For long-term leases, the tenant must provide sixty (60) days' written notice if they do not wish to renew at the end of the lease term. Early termination may result in penalties or loss of prepaid rent as permitted by Florida law. (Short-term lease termination terms will be defined in the applicable agreement.) 10. Landlord Access The landlord may enter the unit with reasonable advance notice for inspections, repairs, or emergencies in accordance with Florida statutes.
