    Room details

    You'll have full access to shared spaces, including a fully equipped kitchen, a comfortable living room, laundry area with washer/dryer, and a clean bathroom shared with one other person. The home has central AC, high-speed internet, and plenty of natural light. Street parking is available and the house is located in a safe, residential neighborhood centrally located in Jacksonville. The bedroom is furnished but I can remove the furniture if necessary. The environment is quiet, clean, and relaxed ideal for someone who values a respectful and peaceful living space. The bathroom is shared with the current tenant, who is a 22-year-old female graduate student. Because of this shared setup, I'm looking for a female tenant only. 15 minutes to JU 15 minutes to UNF/Town Center 15 minutes to Hannah Park/Mayport 20 minutes to San Marco and downtown area Term: This Agreement shall commence on [Start Date] and continue on a month-to-month basis until terminated by either party with a 30-day written notice. Rent: Tenant agrees to pay a monthly rent of $[Rent Amount], due on the 1st day of each month, payable via Zelle or Venmo. If rent is not received by the 4th calendar day of the month, a late fee of $50 will be applied. If rent remains unpaid beyond the 7th calendar day, the Landlord may terminate this agreement with written notice. Security Deposit: Tenant hereby agrees to pay a security deposit equal to one full month's rent to be refunded upon vacating, returning the keys to the Landlord, and termination of this contract according to the terms herein agreed. This deposit will be held to cover any possible damage to the property. No interest will be paid on this money and in no case will it be applied to back or future rent. It will be held intact by Landlord until at least thirty (30) working days after the Tenant has vacated the property. At that time, the Landlord will inspect the premises thoroughly and assess any damages and/or needed repairs. The deposit, minus any necessary charges for missing or dead light bulbs, repairs, cleaning, etc., will then be returned to the Tenant. Utilities: Tenant agrees to pay 33% of the monthly utility bills, including water, electricity. The property utilizes a septic system; therefore, there is no sewage bill. House Rules: - No smoking permitted in the house. - No pets allowed. Tenant agrees to maintain cleanliness in all shared areas including the kitchen, bathroom, and laundry. Dishes, trash, and personal belongings should not be left in shared areas overnight. Excessive mess or failure to clean up after oneself may be considered a breach of this agreement. Tenant agrees not to engage in any illegal activity on the premises. Any illegal conduct, including drug use, theft, or harassment, will result in immediate termination of this lease. Removal of Landlord's Property: If anyone removes any property belonging to the Landlord without the express written consent of the Landlord, this will constitute abandonment and surrender of the premises by the Tenant and termination by them of this Rental Agreement. Landlord may also take further legal action. Notification of Serious Building Problems: Tenant agrees to notify Landlord immediately if roof leaks, water spots appear on the ceiling, or at the first sign of termite activity. Tenant also agrees to notify the Landlord immediately upon discovering any signs of serious building problems such as foundation cracks, a tilting porch, a crack in plaster, buckling drywall or siding, a spongy floor, or a leaky water heater. By signing this agreement, Tenant affirms that they have truthfully completed a background and credit check and provided accurate personal information. Any falsified information is grounds for termination.
