Qualification Criteria Rental History Applicants must have a minimum of two (2) years of satisfactory rental history and have been named on a lease. Rental payments must have been made on time, with no history of evictions. Security deposits must have been returned, and there must be no record of excessive noise, behavioral, or conduct-related complaints. Income Requirements Applicants must provide current, verifiable proof of income. Income must be sufficient to cover monthly rent and associated living expenses, including utilities. As a general guideline, housing expenses should not exceed 36% of gross household income. Credit History A credit report may be required. Creditworthiness will be evaluated based on overall debt, payment history, bankruptcies, and any outstanding judgments. Background Check Criminal history, including but not limited to violent offenses, drug-related activity, or sex offender registry status, may be considered disqualifying. Any history that could impact the health, safety, or peaceful enjoyment of other residents may also result in denial. False Statements Any false or misleading information provided during the application process will result in automatic disqualification.
