The soils are a well-balanced mix of productive uplands and natural bottomlands. Uplands consist primarily of well-drained soils, ideal for loblolly and longleaf pine production, food plots, and recreation. The lower elevations support hardwood species, wetland vegetation, and diverse wildlife habitat. Together, these soil types create an attractive combination of productive pine timberland, hardwood bottoms, and scenic water features-perfectly suited for timber investment, hunting, and outdoor recreation.
