The point of access to the tract is from Bluff View Drive, near FMNR Landmark ''Mother's Bridge''. The designated 1 acre home site is in a fixed location along the brow (with valley views into the Sequatchie Valley) near Bluff View Drive for convenience of construction and installation of utilities. Under the current CE, there are no minimum square footage requirements or architectural control elements regarding the construction of a future residence. If a future owner were to voluntarily choose to join the FMNR HOA it would come with those certain privileges and obligations the HOA affords. The local water utility notifies of a 'temporary pause' on approving water taps due to a repair project with anticipated completion Sept 2026. This tract is appealing to those who value superior land features especially when held in the useful-continuity of a large acreage tract. Further, the perpetual nature of the conservation easement assures its value-continuity as a legacy piece to future generations.
