RESIDENTIAL LEASE AGREEMENT SUMMARY
1. Term of Lease
This Agreement shall be for a fixed term of one (1) year, After expiration, tenancy shall convert to month-to-month unless otherwise agreed in writing.
2. Rent
Monthly rent shall be $, due on the __1st_ day of each month. Rent is considered late after __5_ days. A late fee of $ may be charged in accordance with California law.
3. Security Deposit
Tenant shall pay a security deposit of $1600.00. The security deposit will be handled in accordance with California Civil Code 1950.5 and returned within 21 days after Tenant vacates the premises, less any lawful deductions.
4. Utilities
Owner shall pay for the following utilities:

- Electricity
- WiFi/Internet service
Tenant is responsible for any additional services not listed above.
5. Subleasing / Assignment
Subleasing, short-term rentals (including Airbnb or similar platforms), or assignment of this lease is strictly prohibited without prior written consent from Owner.
6. Smoking Policy
Smoking of any kind, including cigarettes, cigars, vaping devices, and marijuana, is strictly prohibited inside the dwelling
7. Maintenance and Repairs
Tenant agrees to keep the premises clean and in good condition and to promptly notify Owner in writing of any maintenance or plumbing issues. Failure to report maintenance problems that result in additional damage may make Tenant responsible for the increased repair cost.
8. Alterations
No alterations, installations, or improvements (including satellite dishes, fixtures, or painting) may be made without prior written consent from Owner.
9. HOA Rules (If Applicable)
Tenant agrees to comply with all applicable Homeowners Association rules and regulations. Any fines caused by Tenant's violation shall be Tenant's responsibility.
10. Parking (If Applicable)
Tenant shall park only in designated areas. No inoperable or unregistered vehicles may be stored on the premises.
