The area is lively and is a popular spot for both locals and tourists, with a variety of charming local restaurants serving fresh seafood, international cuisine, and casual beachside fare. **Short-Term Rental Lease Terms** 1. Lease Duration - One to three months 2. Rent - Monthly Rent: $6500.00/per month - Due Date: One month is due upfront and the remainder is due after 30 days, if more than one month rental. 3. Security Deposit - $4000 - Refund Policy: Refundable upon successful inspection at the end of the lease term, less any deductions for damages or outstanding charges. 4. Utilities - All included in the monthly rental cost 5. Furnishing: This property is fully furnished (kitchenware, linens, towels, furniture, etc.) 6. We are happy to welcome small, non-shedding pets under 25 lbs to our beautiful townhouse! To ensure a comfortable stay for all guests, we kindly ask that your pet meets the following criteria: - Size: Pets must be under 25 lbs. - Only non-shedding breeds (e.g., Poodles, Bichon Frises, Shih Tzus) are allowed. - Behavior: Your pet must be well-behaved, house-trained, and not cause disturbances (e.g., excessive barking). - Pet Fee: $50 per month. - Pet Deposit: A refundable pet deposit of $1000 is required. This will be refunded at the end of your stay, provided no damage is caused by your pet. Please ensure your pet is kept on a leash when outside the property, and clean up after your pet in all outdoor areas. We also ask that pets be crated when left alone in the rental. 7. Cleaning Fee: - $300.00, one-time fee that covers professional cleaning before check-in and after check-out 8. Smoking Policy: *Non-Smoking Property*: Smoking is prohibited inside the property 9. Cancellation Policy - Refundable: Full refund if canceled more than 60 days before check-in; 50% refund if canceled less than 60 days and more than 30 days before check-in - Non-Refundable: No refund if canceled less than 30 days before check-in. 10. Guest Limitations - Maximum of 8 guests, all guests names must be listed upfront. Anyone over 18 years old must include a government issued photo identification. 11. Maintenance & Repairs - Tenant is responsible for basic upkeep (e.g., cleaning, replacing light bulbs, etc.) - The landlord is responsible for major repairs (HVAC, plumbing, electrical) 12. Parking Included, one car garage and a driveway that fits two cars. 13. Security & Access: Tenant will receive a key code for the property. The property is equipped with surveillance cameras outside the premises. There are no cameras inside the premises. 14. Insurance: Renter's Insurance is strongly recommended, but not required. 15. Subletting & Assigning: Subletting is not permitted. Lease may not be assigned to another party. 16. Move-In/Move-Out. Tenant agrees to follow all move-in and move-out instructions. Move-in and move-out inspections required. 17. A late fee of $500 will be charged if rent is not paid within three days of the due date. 18. Termination of Lease - Early Termination: Tenant may terminate the lease early with 30 days' notice, but may be subject to an early termination fee of $3,250. - Landlord Termination: The landlord may terminate the lease for violations of the lease terms or failure to pay rent, following the local eviction process. 19. Renewal/Extension - Renewal Option: At the end of the lease term, tenant may request to extend the lease on a month-to-month basis or for another fixed term. - New Rent Rate: Rent rate may be adjusted upon renewal or extension.
