Tenant Responsibilities
Tenant is responsible for electricity and any optional services such as cable or internet. Renter's insurance with minimum required provisions is required. If proof of renter's insurance is not provided, a mandatory $10.50 monthly landlord liability waiver fee will be applied.
Lease Terms
This home is offered with a 12-month lease. Security deposit is based on credit and rental history and is typically equal to one to two months of rent. Application fee is $50 per adult applicant. Administrative fee is $250 per applicant and is refundable if the application is denied or if the applicant cancels within 48 hours of submission.
Rental Criteria
Applicants must meet standard rental qualifications, including a minimum credit score of 550, verifiable monthly income of at least 2.5 times the rent, no rental collections, no prior evictions, no open bankruptcies, and a background check covering the past five years.
